In some cases, the combined fees for buying a house could have served you better in a bank account or the money market. If the state of real estate in your preferred area isn’t to your taste, then you may be better off living in an affordable rental housing unit until you have saved enough to buy your own house.
Homeowner tax deductions
Many homeowners actually do not qualify for the homeowner tax deduction, since the combined mortgage interest and property taxes don’t exceed the federal tax deduction figure ($4,500 for single people and $10,900 for couples). Study all the houses in your preferred area, and calculate if there is a good chance that you won’t reach the deduction limit. It may be better for you to live in an apartment for the meantime, if only to generate more savings.

With the state of the economy, more homeowners are converting their properties into affordable rental units, and even low-cost housing. Many of these people offer very low rates just to generate interest – after all, a little money is better than nothing at all. Would-be tenants will have a wide range of housing units and styles to choose form.
Time factor
If your career path may require you to move within the next two years or so, buying a house is a losing proposition, as you may not even be able to recover your sales expenses. This is also true if you aren’t planning to have children yet.
