This year is a buyer’s market, but the question remains: Will there be prospects knocking at the door? The problem is, home prices are not expected to bounce back anytime soon. So, how can one sell a house effectively? Here are five practical tips on selling a property:

Know the competition. Sellers should be very familiar with the local market. Read the local newspapers, or websites that specialize on real estate in your area. Visit open houses in the neighborhood to see what others are doing.

Price accordingly. The best way to sell a house is to cut the price. It’s not about having an attractive price. It is about having an attractive and compelling price. Know where the prices are headed and what comparable homes are going for. This is why hiring an experienced real estate agent is important.

Do some improvements. Invest in repairing the house before disposing of it. Rehab is now reasonably priced because of low financing, reduced construction material costs and lower contractor charges.

Stage it. When preparing a house for viewing, remember to present it in a manner that makes prospective buyers “mentally move in.” The strategy is to keep the house clean, mow the lawn and remove unnecessary items. Sell the space for all its worth, not the things that are still found in it.

Organize an open house. Holding an open house plays a big part in the home-selling process. After de-cluttering everything, the lighting should be working because well-lit rooms are more appealing to buyers. Also, put a welcoming aroma by doing some baking and coffee-brewing before the visitors arrive.
