mortgage-3Now that the economy is finally getting slowly back on its feet again, here are some lessons that you should take to heart to avoid mortgage or home loan modifications, refinancing and foreclosure actions.

The market is not something you can control. Timing the buying or selling of a house with the highs and lows of the local real estate market is very risky. You can’t time it, really. You can just chance upon it. Unless you like mortgage modifications to happen to you, it’s time to start thinking what you can really afford given all of the terms that you will be qualified for, not just the starting price, so to speak.

It always pays to do your research. Before entering into any real estate deal, it’s best to look for a second opinion. Check with mortgage professionals, counselors and financial advisors. Make sure these people have the credentials to advise you.

Your house is a home. For many, the thought of being able to get mortgage loans for houses that they were planning to sell in five years, or for houses that were beyond their actual paycheck was too tempting to resist. The old thinking holds true in this case. When you do buy a home, make sure that you plan to stay there for at least a decade. A house isn’t something that you should consider as a “buy-and-sell” proposition. You’re supposed to live in them for a long time.

Your home may be a “nest egg,” but don’t abuse the idea. Never, ever use your home as a way to refinance your credit cards or debts. If you’re having a hard time paying the original debts, what makes you think that you can handle a second mortgage? If you will do a mortgage modification, it should be to wipe out such an issue from your financial record.

Don’t be afraid to seek assistance. Government assistance in the form of programs like Making Home Affordable shouldn’t be ignored. Don’t compound your mistake of getting into a situation where you need assistance with refusing an opportunity for support.
